Your guide to the Surrey real estate market

Surrey is Metro Vancouver's fastest-growing city, and one of the most active real estate markets in British Columbia. Whether you're searching for a detached house in Surrey-North, a townhouse in Cloverdale, or a condo near Surrey Central, our team tracks pricing and inventory across every Surrey neighbourhood, including Clayton, Fleetwood, Guildford, Newton and South Surrey.

As of July 2026, the Fraser Valley Real Estate Board reported a detached-home benchmark price of roughly $1,325,500 in Surrey-Central and $1,354,400 in Surrey-Cloverdale, with townhouses benchmarking near $753,000 to $762,500 and condos from about $408,000 to $506,000 depending on the area. Current conditions favour buyers, with more inventory and room to negotiate than in recent years.

Whether you're a first-time buyer, upsizing, or investing in a rental property, we'll walk you through comparable sales, financing options and neighbourhood trends specific to Surrey, so you can make a confident, well-informed decision.

Clayton and Cloverdale

Newer townhomes and detached homes, many with suites. A common next step for families moving up from a condo.

Fleetwood, Guildford and Newton

Established streets with a mix of detached homes and townhouses near schools and shopping. Fleetwood is gaining stations on the Surrey–Langley SkyTrain extension along Fraser Highway.

South Surrey and White Rock

Bigger lots, ocean views and a quieter pace, with steady interest from downsizers and growing families.

Nearby: Langley and North Delta

Many buyers compare Surrey with Willoughby and Walnut Grove in Langley, or with North Delta's family neighbourhoods. We'll show you how prices and commutes compare.

Residential FAQ

Common questions about residential real estate

How much is my home worth in Surrey?

It depends on your neighbourhood, the type and size of home, its condition and what similar homes nearby have sold for recently. We prepare a free valuation based on current comparable sales in your area, with no obligation to list.

Can I cancel after my offer is accepted in BC?

Most resale home purchases in BC come with a 3-business-day rescission period after the offer is accepted. A buyer who cancels in that window pays a fee of 0.25% of the purchase price. Presales are covered by a separate 7-day rescission right. We'll explain how it applies before you write an offer.

Is there help for first-time home buyers in BC?

Eligible first-time buyers may qualify for a full or partial property transfer tax exemption under BC's First Time Home Buyers' Program, and can save for a down payment with the federal First Home Savings Account (FHSA). We'll point you to the details and work alongside your mortgage professional.

Should I buy in Surrey or Langley?

Both are popular with families. Surrey offers more variety and many established neighbourhoods; Willoughby and Walnut Grove in Langley have a lot of newer homes and townhouses. Budget, schools and commute usually decide it. We work in both and can compare listings side by side.
